Location · Dominga Street, Malate

Three university campuses
inside 550 metres

The Camden Place stands on Dominga Street in Malate, Manila — the block behind Taft Avenue, in the middle of the densest concentration of higher education in the country. That is not a marketing frame; it is the measurable fact that defines this address and the reason DMCI built a tower of studios on it.

St. Scholastica's College Manila is 300 metres away. De La Salle–College of Saint Benilde is 310 metres. De La Salle University Manila is 550 metres. Three campuses, all inside a ten-minute walk. Add UP Manila at 1.95 km, Philippine General Hospital at 2.18 km, FEU Makati at 2.17 km and Manila Tytana Colleges at 2.57 km, and you have a catchment of tens of thousands of students and staff who need a room within walking distance every June.

The rest of the address is unusually complete for central Manila. Manila Adventist Medical Center is 650 metres and Ospital ng Maynila 1.17 km. Harrison Plaza is 790 metres, Cash and Carry Mall 1.03 km and Robinsons Place Manila 2.17 km. The Cultural Center of the Philippines is 1.26 km, the PICC 1.71 km and the Manila Yacht Club 1.44 km — the bay is a short walk west.

And Makati is closer than most people assume. Makati Medical Center is 1.93 km, Greenbelt 2.91 km, Glorietta 3.04 km and SM Makati 3.27 km. SM Mall of Asia is 3.37 km. For rail, LRT-1/MRT-3 at EDSA-Taft is 2.71 km and United Nations Avenue LRT station 2.80 km.

Distances as published by DMCI Homes on The Camden Place project page. Straight-line approximations — actual travel time depends on route and traffic.

The honest part

Malate is central, old and dense. The streets around Dominga are narrow, parking on-street is effectively nonexistent, and Taft Avenue at 8am is Taft Avenue at 8am. The nearest rail is 2.71 km — walkable in principle, not in practice with a bag in July rain. Most residents here will walk to campus, take a jeepney or ride-hail, and rarely drive.

The bigger honesty is about who this building is for. There are no family units left — every available unit is a studio of 24 to 26 square metres. Malate is also a mixed neighbourhood with a nightlife history; it is safe and student-normal around the campuses, but it is not a quiet residential enclave and it does not pretend to be.

If you want space rather than location, nothing here will suit you: Allegra Garden Place and The Oriana sell larger studios and one- and two-bedrooms for less per square metre. If it is Makati proper you want, Fortis Residences is the DMCI address inside it — at nearly three times the entry price.

The building & units · one tower on 2,382 sqm

A studio tower on a
2,382 square metre lot

Site plan of The Camden Place showing the single tower on Dominga Street, Malate, Manila
The site plan — one tower, filling almost the whole lot between Dominga Street and P. Ocampo.

The Camden Place is a single high-rise tower on a 2,382 sqm site — one of the smallest plots DMCI Homes has ever built on. DMCI publishes 27 residential levels above 5 levels of podium parking, in its Modern Contemporary line: flat monochrome surfaces, no ornament, and the indoor-outdoor transitions pushed upward because there is no ground to put them on.

That lot size explains the whole design. There is no garden at street level, no lagoon pool, no landscaped walkways — the things DMCI usually sells. Instead the amenities are stacked: a podium garden on the 7th floor, and a Sky Deck Pool, Sky Promenade and Sky Lounge at the top. It is a genuinely different DMCI product, and reading it against their suburban estates is the wrong comparison entirely.

What is actually left

Nine reopened units: eight studios and a single 1-bedroom. DMCI built Studio, 1-Bedroom and 2-Bedroom here and its published full price range still runs to ₱10,217,000. The October 27 list has one 1-bedroom (Camden 3409, ₱6,314,000) and no 2-bedroom, so if you need a bedroom with a door, that one unit is the whole choice.

Available unit numbers run from 1207 to 3427, so most of what is left sits in the upper half of the tower. Where the list states an orientation, three are rear units facing north-west and three face south-east.

The Camden Place is the only DMCI Homes property in the City of Manila with any units left. Torre de Manila, Sorrel Residences and Illumina Residences Manila have no units on DMCI’s October 27, 2026 availability list. If you want to buy a new DMCI unit inside Manila itself, these nine reopened units are the entire choice.

The price-per-square-metre read

Per square metre the six studios with a stated area run ₱219,280 to ₱226,040, with a median of ₱222,973. That is a spread of about 3% from the cheapest floor area in the building to the dearest. Across all eight studios the cash spread is only ₱543,000, or 10.2%.

Two consequences follow, and both are useful:

There is no bargain floor and no premium floor here. Camden 1711 on the 17th and Camden 3408 on the 34th are ₱316,000 apart on a ₱5.3M unit — about ₱19,000 a floor. You are not choosing a price at Camden, you are choosing a view and an orientation. Shop it that way.

The cheapest floor area is not the cheapest unit. Camden 1207 — 25 sqm at ₱5,482,000 — is ₱219,280/sqm, the lowest rate on the current list. The entry unit, Camden 1711 at 24 sqm and ₱5,335,000, is ₱222,292/sqm. ₱147,000 more buys you a whole extra square metre and a lower rate per metre. On a 24 sqm studio, one square metre is 4% more living space.

Set against the rest of the portfolio, Camden's studios are the smallest DMCI sells anywhere except Anissa Heights — 24 to 26 sqm, where The Oriana starts at 30, Allegra at 30, The Erin Heights at 28.5 and Sage at 31. They are also among the dearest studio floor area DMCI offers, at a median ₱222,973/sqm against The Oriana's ₱183,333 and Allegra's ₱189,088. You are paying a central-Manila premium of roughly 18–22% per square metre, and buying a smaller box for it. Whether that trade is right depends entirely on the next section.

Orientation and stacks

Of the six studios with a stated orientation, three face north-west and three face south-east. North-west is the Manila Bay side — that is the sunset orientation and, from the upper floors this list is drawn from, the one with the open view over the bay and the CCP complex. South-east faces inland toward Makati; morning light, and the Makati skyline at night. Neither takes the punishing direct west sun of a low-rise, because these are all high units.

Parking is on five podium levels and is transacted separately from the unit. On a site this size, in a district where street parking effectively does not exist, a slot is worth taking seriously rather than treating as optional.

What earns its keep

The Sky Deck Pool and Sky Promenade. An infinity pool and a lawn at the top of a 27-storey tower, looking over Manila Bay on one side and the Makati skyline on the other. On a 2,382 sqm lot in Malate this is the only place those things could have gone, and putting them there instead of cutting them is the single best decision in the building.

A coworking space, and it is a real one. Long desks, task chairs, daylight on two sides. In a building of 24 sqm studios that is not a nice-to-have — it is the room you work in, because your unit is where you sleep. For a student or a work-from-home tenant, this is the amenity that makes a 24 sqm box liveable.

A podium garden on the 7th floor, with the snack bar and open lounge beside it. Real planting and open air seven storeys above a Malate street is a better outcome than a token strip of grass at ground level would have been.

Subscription-free fibre internet. DMCI has published this for Camden specifically — commercial-grade fibre provided to units. In a student building that is a genuine differentiator, and it is the sort of thing that lets you charge more rent.

What is oversold

“Resort-inspired living” and “lush landscaping” do not belong on this page. They are DMCI's suburban vocabulary and they are simply wrong here. This is an urban tower on a 2,382 sqm lot with a pool on the roof and a garden on the podium. That is a good building — describing it as a resort sets up a disappointment on the first site visit.

The amenity list is short, and honestly so. Fourteen items against thirty at a suburban DMCI estate, and DMCI's published building features run to just two lines. There is no lap pool, no basketball court, no jogging path, no playground. On this site there was never room for them.

Amenities are shared by a whole tower, and it is a tower of small units. A 27-level building of studios holds a lot of people per square metre of amenity deck. Expect the pool and the coworking space to be busy in the evenings and around exam weeks.

Payment Terms Compared

12% Spot DP vs 5% Low Spot DP vs Home Advance

Three ways into the same unit at The Camden Place. The 5% low spot downpayment is the lightest entry cost of the year — and it hands the bank ₱314,638 more to carry, which at an indicative 8.5% over 20 years works out to about ₱2,730 more every month, or roughly ₱655,320 more paid over the term. Home Advance keeps the smaller loan, carries the lightest monthly downpayment of the three, and is the only one that gets you into the unit before the bank releases anything.

  • 12% spot DP — one payment, bank carries 88%. Move in after bank drawdown. No discount applies to a single spot payment; the 1% is tied to spreading the same 12% over 32 months, and DMCI’s standard ladder goes further — 30% down takes 4% off, 40% takes 5%, 50% takes 6%. See the full ladder.
  • 5% low spot DP — 2% discount, payable over 12 months, but the bank then carries 95%, so the amortization is the highest of the three. Chinabank or BPI only.
  • Home Advance 12% / 32 — 1% discount, downpayment over 32 months, bank carries 88%, and you can move in from month 4, before drawdown. Lowest long-run amortization.

The verdict · who this address is for

Who Camden suits —
and who it does not

It suits you if…

  • You are buying to let to students. DLSU is 550 m, CSB 310 m, St. Scholastica's 300 m, UP Manila 1.95 km. A furnished 25 sqm studio inside a ten-minute walk of three campuses re-lets every June without advertising.
  • You have a child starting at La Salle or Benilde. Four years of dorm or condo rent buys a large part of this unit, and you own the asset at the end of it.
  • You want a DMCI unit inside the City of Manila. This is the only one with stock. Torre de Manila, Sorrel and Illumina are all sold out.
  • You work in Makati but want to pay Manila prices. Greenbelt is 2.91 km — closer than most of Makati's own southern suburbs.

Look elsewhere if…

  • You need more than one room. Eight of the nine available units are studios of 24–26 sqm, the only 1-bedroom is Camden 3409, and there is no 2BR on the list.
  • You want space for the money. At a median ₱222,973/sqm this is dear floor area. The Oriana sells 30 sqm studios at a median ₱183,333/sqm.
  • You want a resort-style estate. A 2,382 sqm lot has no room for one. The pool is on the roof and the garden is on the 7th floor.
  • You drive everywhere. Malate streets are narrow, on-street parking is effectively nil, and a podium slot is a separate purchase you should budget for.

Studio sizes, entry prices, medians and counts computed from DMCI’s October 27, 2026 availability list. Median ₱/sqm is the median across every available studio with a stated floor area at that property.

Camden is the smallest studio DMCI sells outside Anissa Heights, and among the dearest by the metre — and that is the honest trade, not a flaw. Every alternative in the table gives you 4 to 8 more square metres for less money per metre. None of them is 550 metres from De La Salle University. You are buying a walk to campus, and the whole price difference is that walk.

What the rental maths looks like

DMCI's own Home Advance rate card values a Camden studio at ₱10,500 a month as a lease. That is DMCI's internal figure for occupancy, not a market rent — student studios walking distance from DLSU list well above it — but it is a published, conservative floor, and it is the one number on this page that DMCI will stand behind. Work your yield from your own rent survey of the Taft corridor, not from a brochure; then check it against ₱10,500 as the pessimistic case.

The plain verdict

The Camden Place is not a home-buyer's building and it was never designed as one. It is a landlord's building in the best student-rental catchment in the Philippines, and DMCI has said as much in its own announcements about student living and Manila's learning hubs.

Judged as a place to live cheaply, it loses to every comparison in the table. Judged as an asset that re-lets every June to a queue of tenants who need to be within walking distance of De La Salle, it has almost no competition — and it is the last DMCI stock inside the City of Manila.

If you are buying here, the unit to ask about is Camden 1207 — 25 sqm at ₱5,482,000, the cheapest floor area on the current list at ₱219,280/sqm and a full square metre larger than the entry unit for ₱147,000 more. And decide your orientation deliberately: north-west for the bay and the sunset, south-east for the Makati skyline. With a price list this flat, the view is the only thing you are really choosing.

Frequently Asked Questions

Questions buyers ask

Where exactly is The Camden Place located?

The Camden Place is on Dominga Street in Malate, Manila — the block behind Taft Avenue. De La Salle–College of St. Benilde is 310 metres away, St. Scholastica's College Manila 300 metres and De La Salle University Manila 550 metres. Manila Adventist Medical Center is 650 m, Harrison Plaza 790 m, the Cultural Center of the Philippines 1.26 km, Makati Medical Center 1.93 km, UP Manila 1.95 km, Robinsons Place Manila 2.17 km and Greenbelt in Makati 2.91 km.

Is The Camden Place ready for occupancy?

The units on the current availability list carry a March 2025 turnover date and DMCI has publicly reported that unit acceptance is underway at the building. DMCI's own project page, however, still shows the status label "Under Construction", with its published site progress reaching 91.76% in February 2025 and photographs to March 2025. In practice this means units are being turned over — but confirm the handover status of the specific unit you are reserving before you sign, because the developer's own label and its turnover schedule do not currently agree.

What unit types and sizes are available at The Camden Place right now?

Nine reopened units on DMCI's October 27, 2026 availability list: eight studios and one 1-bedroom. The studios are one at 24 sqm (₱5,335,000), three at 25 sqm (₱5,482,000–₱5,651,000), two at 26 sqm (₱5,815,000 and ₱5,872,000) and two whose floor area the list does not state (₱5,383,000 and ₱5,878,000). The 1-bedroom is Camden 3409 at ₱6,314,000; DMCI's Home Advance rate card puts Camden 1-bedrooms at 27–28.5 sqm. No 2-bedroom is on the list. The available units run from Camden 1207 to Camden 3427.

Is The Camden Place the only DMCI Homes property left in Manila?

Yes, as of DMCI's October 27, 2026 list. Its last 17 studios were taken in September and the October 1 list had nothing here, but nine units have since reopened. Torre de Manila, Sorrel Residences and Illumina Residences Manila have no units on the list, so if you want to buy a new DMCI unit inside the City of Manila, these nine are the entire choice.

What is the price of units at The Camden Place?

Studios run from ₱5,335,000 to ₱5,878,000 and the single 1-bedroom is ₱6,314,000, on DMCI's October 27, 2026 availability list. On the six studios with a stated floor area that is ₱219,280 to ₱226,040 per square metre, with a median of ₱222,973. Those are DMCI list prices before any promo discount; closing fees are exclusive and parking is transacted separately.

Which unit at The Camden Place is the best value?

Camden 1207 — 25 sqm at ₱5,482,000, or ₱219,280 per square metre, the lowest rate on the current list. The entry unit, Camden 1711 at 24 sqm and ₱5,335,000, works out at ₱222,292/sqm. So ₱147,000 more than the cheapest unit buys a full extra square metre and a lower rate per metre — and on a 24 sqm studio, one square metre is about 4% more living space.

Why are all the units at The Camden Place priced so similarly?

Because the price list is unusually flat. On the six studios with a stated area, the price per square metre spans only ₱219,280 to ₱226,040 — about a 3% spread — and across all eight studios the cash spread is ₱543,000, or 10.2%. Camden 1711 on the 17th floor and Camden 3408 on the 34th are ₱316,000 apart, roughly ₱19,000 a floor. The practical consequence is that you are not choosing a price band at Camden, you are choosing a view and an orientation, so shop it that way.

Which way do the units at The Camden Place face?

Of the nine reopened units, three are rear units facing north-west (Camden 1207, 1711 and 3408), three are rear units facing south-east (1224, 3327 and 3328), and the list does not state an orientation for the other three. North-west is the Manila Bay side — the sunset orientation, with the open view over the bay and the CCP complex from the upper floors. South-east faces inland toward Makati, giving morning light and the Makati skyline at night. With the price list as flat as it is, orientation is the main thing worth deciding.

How does The Camden Place compare with other DMCI studios?

Camden's studios are the smallest DMCI sells anywhere except Anissa Heights, and among the dearest per square metre. On DMCI's October 27, 2026 list: Camden, 24–26 sqm from ₱5,335,000 at a median ₱222,973/sqm. Anissa Heights (Pasay): 16–26 sqm from ₱3,160,500 at ₱185,571/sqm. The Oriana (Quezon City): 30–30.5 sqm from ₱5,222,000 at ₱183,333/sqm. Allegra Garden Place (Pasig): 30–34 sqm from ₱5,266,000 at ₱189,088/sqm. The Erin Heights (Quezon City): 28.5–33 sqm from ₱5,391,000 at ₱193,723/sqm. Every one of those gives you more space for less per square metre; none of them is 550 metres from De La Salle University. You are buying the walk to campus.

What amenities does The Camden Place have?

Fourteen, and they are stacked rather than spread out because the site is only 2,382 sqm: a Sky Deck Pool, Sky Promenade and Sky Lounge at the top of the tower; a podium garden, snack bar and open lounge on the 7th floor; plus a coworking space, entertainment room, fitness gym, laundry station, water station, reception lobby, elevator lobby and drop-off area. There is no lap pool, basketball court, jogging path or playground — there was never room for them. Note also that DMCI does not list Lumiventt Sky Patio among Camden's building features.

Is The Camden Place a good rental investment?

It is the clearest landlord's case in the DMCI catalogue. De La Salle University is 550 m, College of St. Benilde 310 m, St. Scholastica's 300 m and UP Manila 1.95 km, and DMCI has publicly positioned the building around student living and Manila's learning hubs. A furnished studio inside a ten-minute walk of three campuses re-lets each June without advertising. DMCI's own Home Advance rate card values a Camden studio at ₱10,500 a month, which is an internal occupancy figure rather than a market rent — treat it as a conservative floor and build your yield from a real rent survey of the Taft corridor.

Is The Camden Place available for rent-to-own (Home Advance)?

Yes. The Camden Place in Manila qualifies for DMCI Homes' Home Advance (Rent-to-Own) program, so you can move in now and pay your balance later instead of waiting for full bank financing. To pre-qualify you complete 4 months of downpayment, either paid in advance or monthly (qualifying after the 4th payment). Promo validity October 1 to December 31, 2026, per DMCI memo PD-26-09-012.

At The Camden Place the monthly HomeAdvance lease rate for a Studio — eight of the nine units currently available — is from PHP 10,500/month, with a one-time move-in cash-out of PHP 44,000. The programme also publishes rates for 1-Bedroom (27–28.5 sqm) at PHP 11,000 — one 1-bedroom, Camden 3409, is on the current list — and 2-Bedroom (52–54.5 sqm) at PHP 15,500, which is not. The move-in cash-out is 1 month advance rental plus 2 months security deposit plus a PHP 12,500 utility deposit; PMO turnover fees (joining fee and water service deposit) are free. Minimum lease is 6 months.

Do I own the unit from Day 1 under Home Advance at The Camden Place, or am I just renting it?

You are the buyer from Day 1. Home Advance at The Camden Place is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.

What is the difference between the 12% spot downpayment, the 5% low spot downpayment and Home Advance at The Camden Place?

Take a 24 sqm studio listed at ₱5,416,000 (Camden 3202 on DMCI's September list): the 12% spot downpayment asks ₱649,920 in one payment and leaves a bank loan of ₱4,766,080. The 5% low spot downpayment needs ₱49,615 to start and ₱19,615 a month for 12 months, but leaves a bank loan of ₱5,042,296. Home Advance needs ₱49,169 to start and ₱19,169 a month for 32 months, and leaves the smallest bank loan of the three at ₱4,718,419 — about ₱2,811 a month less than the 5% route at an indicative 8.5% over 20 years. Final figures are confirmed at reservation.
